Lou Grabowsky doesn't fit the usual independent sponsor mold.

Conventional wisdom: you start with nothing, fund your own working capital, then raise deal capital from outside investors once you get to a first closing. We've heard variations. Family office arms that fund the first check. Seasoned sponsors who've had a liquidity event and can write a million themselves as minority LP.

Lou's is a hybrid. 11 years ago, he raised upfront capital just to build infrastructure. Now he's raising his second fund, not enough to cover a full deal, but enough to give him a starting point. Fund investors get a slice of everything he does. He still raises deal-by-deal on top of that to fill out the stack. That's actually how we met him.

Here's why it matters. Walk into a seller conversation with zero capital lined up, and that's the highest barrier in the ecosystem. Walk in with a committed fund behind you, even if it's only 30-50% of the stack, and the seller hears something different: this deal closes. That's the difference between a real LOI and a dead end.
