When dealing with sellers, create a Google Doc with a Q&A (your questions & their answers).
I use black text for my questions and blue text for the answers I receive. I type it out long form and with maximum detail.
If the seller is tech-savvy, you might give them access to the Google Doc so that they can write their own answers.
Then, ask your seller to review the Q&A on a regular basis to ensure you've captured their answers with accuracy and nuance. This is a great way to gather all your seller diligence in one place.
Pro tip: have them sign the Google Doc as a rep & warranty exhibit to be attached to the Purchase Agreement (note: most attorneys will advise them against doing this).
